End of dual Agency: bill 5

Since June 10, 2022, the Quebec government has changed the rules for residential real estate brokerage and you will need a buyer's real estate broker to buy your next residential investment (5 units or less). This means that Bill 5 prohibits a real estate broker from representing a buyer and a seller at the same time in a transaction involving a residential building. A real estate broker is supervised by the Quebec real estate brokerage self-regulatory body (OACIQ). He works with his client, must protect his interests and ensure loyalty. Respect for confidential customer information is essential. In a case of dual representation, these obligations cannot be respected and can lead to major conflicts of interest, hence the importance of the establishment of this law.
