Since June 10, 2022, the Quebec government has changed the rules for residential real estate brokerage and you will need a buyer's broker to buy your next residential investment (5 units or less). The listing real estate broker (the one listed on the sign) can no longer defend your interests with the seller and represent you, but must give you fair treatment.
